MedCore Partners Announces Development of New On-Campus Medical Office Building

Thursday, December 13, 2018

Executives at MedCore Partners (MedCore) today announce the development and scheduled delivery date for the latest medical office building on the Texas Health Harris Methodist Hospital Alliance campus. This state-of-the-art, two-story, 65,000 square foot Class A medical office building (MOB) will be anchored by Spine Team Texas, one of the largest spine specialist practices in the metroplex, as well as a variety of clinics for Texas Health Resources. The building will also be the home of the Texas Health Spine Surgery Center-Alliance, an ambulatory spine surgery center operated by Spine Team Texas.

The new MOB will be situated on the west side of the hospital campus near the intersection of Interstate Highway 35 and Golden Triangle Boulevard. The convenient north Fort Worth site is in a prime location for reaching an ever-growing patient base.  Fort Worth is undergoing rapid expansion and was just named the 15th largest city in the country according to the Census Bureau's latest population estimates.  Much of this growth is being generated in the northern region of the city, particularly in the Alliance area.

The MOB will house complementary services to those offered next door in the 98-bed hospital. Thus far the project is already 70% pre-leased to tenants including Spine Team Texas, THR, Texas Health Spine Surgery Center-Alliance and Texas Health Sports Medicine. This mix of specialties will work to create an extensive network of referrals and increased convenience for patients in this market.

"North Tarrant County has experienced tremendous growth since we opened our Alliance clinic in 2014. This growth marks an increased need for specialized, high-quality spine care," says Dr. David Rothbart, medical director and neurosurgeon at Spine Team Texas. "We are excited to support the community and fulfill patient needs for quality spine care with our full spectrum of spine services when our new, larger clinic and ambulatory surgery center open on the campus of Texas Health Alliance in 2020."

The project will be ready for occupancy in the first quarter of 2020. Kyle Libby, Partner, and Michael Collins, Senior Vice President, with MedCore Partners represent the landlord in leasing transactions.  For additional information and leasing inquiries, please call 214-883-4300.
